3 Multi-Unit Landscaping Designs to Bring in More Tenants

by Glen Shelton

Owning rental property can be taxing to your stress levels, especially if you have recently acquired a building that may be difficult to rent out. One type of building that may be difficult to figure out in terms of curb appeal and landscaping options is a multi unit design like a duplex or triplex. If you have recently acquired one of these buildings, here are a few landscaping designs and improvements you may want to consider in order to attract more tenants.

Lighted Walkways

You may not think that a lighted walkway would matter all that much to a tenant, but the truth is it can matter a great deal. This is especially true if there is a walk from street side parking to the front door. It not only lights the way for your tenants to safely make it to the door at night, but it can be an ideal security feature.

For example, the lighted walkways can help images to show up better on any security cameras you may have. They can also make it more difficult, due to the amount of lighting, for someone to hide near the walkway or doorways of the unit. This gives an added sense of security as well as landscaping curb appeal to new tenants they may not find at other rentals.

Privacy Fencing Between Units

When you purchased the property, you may have had some form of fencing available, but it may not have been the most ideal. One of the ways you can attract more tenants and give an upgraded look to the property is to add privacy fencing. This will give your tenants the privacy they may need to enjoy their backyard living area while still giving the security of stopping others from viewing the property and even into the home.

Play Area

If you know you want to rent to families, one of the things you should consider for landscaping designs is to add a community playground area. This will allow your tenants to have a designated stop for their children to play while leaving the outdoor living space of their yard open for other things like grills or small gardens. If you go with this option, make sure that you fence in the area so children are safe and protected from passing cars.

These are just a few of the multi-unit landscaping ideas that you can employ to bring in more tenants. If you are ready to get started, stop and consider what type of tenants you want and make a list of what features would work best for your situation. Remember, the idea is to not only attract the tenants you want, but also to add to the curb appeal as well.
